Simple Investing Process
With Atlas Consultants on your team, Its so simple to make money: Buy properties, determine appropriate exit strategy, implement Atlas Lease-Option Advantage Program or the Long-Term Landlord Program, generate cash flow, and sell for a profit when the values increase!
All you have to do is choose the property you want to buy from our property listing. We've done all the due diligence, so you're assured of the best neighborhoods that will attract the best tenants to your property! If the properties on our property listings do NOT fit your needs your Atlas GCI Consultant will update you weekly with a new list of properties. You look to an Atlas Consultant for help if you find a property that is NOT one of our listed properties but you want to hire us to help you do the due diligence and implement Atlass Lease-Option Advantage Program.
If the Property is Rent-Ready
If you buy a property that's already been rehabbed, you'll get permanent financing right off the bat. We'll put a tenant in ... and you're off and making a profit. Its that easy!
- Complete the contract and send earnest money.
- Order property inspections.
- Lender orders an appraisal.
- Loan is processed.
- Loan closes quickly (often within 15-20 days)
- Property Manager handles the rest.
- You sit back and collect the rent!
If the Property Needs Rehab
We'll put you in touch with a hard money lender to get a short-term loan... often at 100%, including rehab costs. Our lenders will loan 100% as long as the total doesn't exceed 65% of AVR (After Repair Value), so you'll have an immediate 30% equity or more!
- Get loan from hard money lender.
- Property is rehabbed.
- Property Manager will screen all applicants and put in a tenant for you.
- You refinance with a permanent lender and can often take cash out and STILL realize a little cash flow. (Sell when values increase or when it suits your financial plans.)
- Your property manager will handle the rest.
- You sit back and collect the rent!
