| I wanted to invest in real estate but as busy professional with a full time job, it was difficult for me to find the time to look at properties to invest in. Even more difficult was the fact there was no way I could buy properties in California that would cash flow. I decided to talk to a local real estate investor, Dylan, for some investment advice. I relied on the information given to me from Dylan and purchased a property in Jackson, Mississippi sight unseen. After repair crew finished up the rehab and the property manager placed a tenant for me, I have a small monthly cashflow along with a 20% equity in the property I did not have to put up any money to start this process and it took less than 2 weeks to acquire the property and getting hard money for repairs. The contractors and property manager took longer than expected to fix the house and find a tenant but overall it was a very easy process. |

| After spending thousands of dollars and weeks at investment seminars I was able to close my first assignment deal with Atlas Investment Group. Thank you for your hands on approach on mentoring! Here''''s my story. After attending several investment seminars, I finally decided to take what I have learned and put it to use. I knew that I wanted to invest in real estate for financial freedom and didn''t have a lot of cash in my bank so I decided on the quick cash method of assigning deals. In the seminars they instructed us to start with the local newspaper for investment deals that I would be able to work directly with the Seller. After weeks of countess calls to unmotivated sellers I finally came across a Seller who was tired of being a Landlord and wanted to retire. It was unbelievable and I felt like all my hard work was going to pay off. I was excited but nervous at the same time since it was my first assignment deal. I used what I thought was my life line - a Mentor from one of the investment seminars I attended which I will not name. About 3 minutes into my call my Mentor told me that I should just throw in the towel because my deal was not worth the time. When I got off the phone I was very disappointed with my Mentor''s response because he didn''t take the time to review my deal and he didn''t understand the market because he was not a local investor. I wasn''t about to give up and really didn''t have anything to lose to I took matters into my own hands and called a successful local real estate investor I knew to mentor me through this transaction. I worked with Dylan Tran with Atlas Investment Group, Inc. He analyzed and structured deal and planned my exit strategy. With Dylan''s guidance, I was able to get the Seller to finance the deal with 20% down upon credit approval with the new buyers. The Seller agreed to sell the property to me for $600,000 with Seller financing. I turned around and assigned this deal to a group of investors for $635,000. I was able to make $35,000 on my first assignment transaction and have Atlas Investment Group to thank for paving my way to financial freedom. |

| Thanks for all your help with my venture into real estate investing. With the help of your contacts and system I was able to purchase 6 properties in Mississippi in 2 months with little of my own money! After all said and done, I had an instantaneous $1,000 a month in positive cash flow and $120,000 in built-in equity. The total out of pocket expenses for me were about $12,000 because of diligently finding good tenants and taking time to refinance to pay off the hard-money lender. Although I had to come up with some funds initially, now I know how to do these deals without any of my own money or using a hard money lender!
